House Hunt is Literally Like Hunting Here.

There are lots of things to consider when you want to rent an apartment for yourself or family, it's beyond asthetics or structure: the list is a bit long. One important factor that affects all the boxes you want to tick concerning a new apartment is rent culture. What's the nature and trend of getting a rented apartment, the price and how both house owners and tenants behave.

Land and renting of house are big investment now, it can never be scrapped. As long as humans multiply, people get better jobs, people relocate, they will always be demand for land and houses. Both land and houses appreciate in value with time. Their value are always determined by the value or say the kind of people that leave in such area of land or location or history of the place or what the location offers (naturally, sea, mountains, natural resources, etc). The reason why certain places on earth are very expensive is because of the perceived value of people living in those places.

When it comes to the rent culture where I stay, I think I am tired of hearing or talking about it. Imagine the value (price) of commdities being determined because it is student area, a place where students live. It is believed that students always have money, hence, they can buy whatever amount you give to a commodity. Now, this same idea has affected housing: around 2022 you could get a decent and average self contain (a room with one bathroom and a kitchen) for about 100k in naira, plus agent fee. There are other cheap hostels that are rented for 70k per year but that's due to distance to nain school. Such prices are now history, asides from the spike in price nation wide, you can no longer get a decent, good looking hostel for 200k in student area.

Presently, the price to rent starts 250k and that's basic, you will hardly get what you want and how you want thw rooms to be for a self contain apartment. The average ones bids from 320k upwards. Funny fact, there a just concluded building, a 3 bedroom apartment I guess and the price is 900k. I couldn't believe it when I heard the price, in students area? Even many standard 2 - 4 room apartments in main town doesn't cost up to that amount.

If I would be renting an apartment, here's how I'll go about it.

Location and the kind of house I wanr automatically determines how big your budget should be. I will love a quiet area, an estate if posible, where there a lesser noise from activities around, I don't want a house close to a worship center or a club or really close to a market. I would go for a location where seeing younger people is possible, the environment has a better and positive impact on my mind. Consistent supply of power is very important for me as a creative graphic designer, I always have to stay online: I'd also want a place where the internet speed is excellent all day. Another thing to check look out for is how much does electricity cost in the area I want and.

Good road is also important, most probably a tiled and neat roads with good drainage systems. This is because of rainy days, I don't want areas that get flooded and too wet each time there is rain fall. Availability of markets, stalls and malls too is part of what I'll consider before paying for any apartment.

It's crazy how landlords and agents fix crazy prizes for house rent and that's the same thing we are facing here too in student areas. They believe we have money but failed to realize not everyone is into dirty stuff.
